Giving Homebuyers More Choice Buying or selling a home is the biggest financial transaction most of us will ever make, which is why The King Team: Royal Heritage Realty is pleased that an additional option in multiple representation scenarios known as 'designated representation' will soon come into effect. The new option will offer homebuyers more choice when making that important transaction. But first, let's look at what each means. Multiple representation occurs when an agent acts for a buyer and a seller in a single real estate transaction. In another version of multiple representation, two buyers represented by two different agents at the same brokerage compete for the same property. A brokerage can only represent multiple clients in a transaction if all potential clients consent to that representation in writing. Designated representation is when two agents from the same brokerage work on a single transaction. One agent represents the seller and the other represents the buyer. It's not a new business model. In fact, it's used by brokerages in provinces like Alberta and Nova Scotia. The Ontario Real Estate Association (OREA) has been calling for designated representation since 2017, when the previous Liberal government was considering a multiple representation ban. OREA, which represents Ontario's 96,000 brokers and real estate salespeople who are members of the province's 34 real estate boards, proposed a model that would allow two agents at the same brokerage to represent a buyer and a seller in a single transaction. OREA offers the following example to help you better understand just what designated representation means. ABC Realty Inc. has a listing and also happens to represent a buyer who's interested in that listing. In other words, the brokerage represents both the seller and the buyer - known today as multiple representation. In the proposed designated representation model, the listing agent would be able to represent the seller, while another agent at ABC Realty would represent the buyer on behalf of the brokerage to advocate solely for the buyer. The brokerage would retain oversight responsibility for the designated agent's fulfillment of the duties to the clients. That might sound complicated, but The King Home Team is confident the new tools included in Phase 2 of the Trust in Real Estate Services Act (TRESA), 2020 will improve professionalism and ethics in real estate. OREA CEO Tim Hudak believes Phase 2 will "dramatically strengthen TRESA by offering consumers more choice when making the most important financial transaction of their life." Here are some key points included in the new regulations, which come into effect on December 1: • Brokerages won't need to pick one agency model over the other. Rather, they can select representation type on a transaction-by-transaction basis. • The type of agreement must be determined at the beginning of the transaction. • Consumers will have the option of choosing multiple representation or designated representation. Counselors are hard-working university stu- dents who want to serve others. In this environment, teens are encouraged to discover their best selves. These days, they're steered towards success via uni- versity. However, I've met many who have completed post-sec- ondary and still don't know what they are passionate about. The experience also offers teens the chance to step back from the pressure of academics, compet- itive sports, and over-scheduled lives and consid- er what's import- ant to them. Many discover new hob- bies and interests. My daughter dis- covered archery, design challenges and sailing. Sailing advice "I like to control the boat and the wind," she said. "Some girls are scared when it's really windy. But if you use the sail to control it then it's easy." She went on to describe how to make the sail work better, consistent with her way to im- prove things. While camp can be expensive, I feel that to prepare our teens for today's world, it's worth the cost. And the kids agree. They come back year after year. As for missing her phone, she doesn't run to it when she gets home.
