'Construction bucks-the national trend Construction of singlle-detahed homes in the Oshawa area reached the highest level for March since 1990, according te, Canada Mortgage and Housing Corporation (CMHC). The strong singles activity, led total starts te outpae the 1994 level for the first time in 1995. "Oshawa's new home market has shown. surprising resillence in ery 1995, unlike much of Caada said Bull Johnston, P market analyst at CMHC'si Toronto branch. »"New home sales finished, 1994 stronger than in 1993, as a better local economy bas boosted confidencg. With the moderato, weather, builders have also been able te, start more projects than usual for this time of the year." The 87 single-detached homes started in March are more than double the 1994 level, when poor weather limited construction. -Total starts jumped, 78 per cent te 103 on the strength of the singles activity. Whitby was the most active- market with 41 singles and 16 townhomes. Clarixigton followed, with 36 singles, while, Oshawa had 10 singles. The strong March activity pushed. single-detached. activity Up by 42 per cent. in the firat three montha of the year. The rise ini singles construction was not enougir te boost total starts, which feU by 17 per cent for the .urter. ;Lbi reiflects a 1arpInUtiple project which had been startedin early 1994. "Despite thie strong start te, the year, construction is expected te, slow i 1995," said Johnston. "lIn 1994, harsh weather limited construction through the first three, moeiths, and led te a rebound of starts in the remainder of the year. "The moderato weather in 1995 bas allowed, builders te, keep up with sales. This moans there is not a large inventory of houses waiting to ho built." The solid gains in the Oshawa area i March stand in sharp contrast te the national pefrance. The 110,400 units, seaonalyadjusted at annual rate (SAAR), i March is the lowest level since Septomber 1982, and is down 18.4 per cent from February. -- «,_ JAMES R. .VANCII 1
