WARD 6 (CENTRAL-COLUMBIA) The Applicant is proposing to construct an 8-storey mixed-use building containing 136 residential units, 309.6 square metres of commercial floor area, and 77 parking spaces. The plan will also include a pedestrian y ing Columbia St. W. The property is zoned both (H)RN-8 and (H)RN-6 which permit a mixed-use building. The following zoning amendments have been requested to support the proposed building design: © Alot frontage of 15.7 metres along Hemlock Street where a minimum of 20 metres is required A tower stepback of 2.0 metres above the podium where a minimum of 3.0 metres is required ‘« Allow balconies to extend into the tower stepback to align with the podium facade ¢ Exemption from regulation 7.12.14 which requires parking to be located entirely behind building floor area The Applicant is ing to remove the from the zoning.
