The site specific provisions include: • Reduce the required parking from 113 parking spaces (1.2 spaces/unit) to 84 parking spaces (0.9 spaces/unit). • Reduce the minimum rear yard setback from 7.5 metres to 1.56 metres measured from the exposed wall of the underground parking garage. • Reduce the minimum westerly side yard setback from 3 metre to 1.6 metres to accommodate a retaining wall. • Reduce the minimum Low Rise Residential Lot Line Setback from 10 metres on the east side to 3.0 metres and 1.56 metres on the north side to the exposed wall of the underground parking garage. The proposed apartment building would be 14.71 metres from the rear lot line. • Reduce the minimum northerly Low Rise Residential Landscape Buffer from an average of 3.0 metres to an average of 1.713 metres. This application is being advanced to permit the development of a six (6) storey apartment building with 93 units and 108 bedrooms. The development would also contain 84 vehicular parking spaces, 58 bike parking spaces and 123 square metres of amenity area. Horsepool refers to KW Aikido Inc. as a "movement collective." In addition to yoga, ninja and obstacle course training, there's a separate unit where Kindred Spirits Pole and Fitness is located, which owner/operator Ellie Grav- itas describes as a great way to build strength, cardio-endurance and flexibility. "Downtown, especially since the Mar- ket Square GoodLife closed, there's not a not a lot of fitness located in the core of Kitchener, so having everything conve- niently located in one building is fantas- tic," said Gravitas, who took out a three- year sublease. "It's hard to persuade some people to do pole, but maybe if their partner is do- ing pole, they can head over to another space."
