A local credit union, Your Neigh- bourhood Credit Union Limited, plans to develop property it owns on King Street into an eight-storey mixed-use building. The development at 168 King St. S. at the corner of George Street would knock down the three-storey mixed-use building and a single detached house now on the site. The new building would have about 6,250 square feet of commercial space -- banking services on the ground floor and credit union offices on the second floor -- plus 34 residential units in the storeys above. The development would have a mix of one- and two-bedroom units, with 32 parking spaces and 41 bike parking spaces. The site is "highly visible" and in a prominent location, "at the doorstep" of uptown, so it needs to be designed to a high standard, city staff say. The development required Official Plan and zoning amendments, passed by council recently. City planners rec- ommended the proposal be approved, but with the condition that building height along George Street be limited to 10 metres, and that the tallest parts of the building be furthest from homes on George Street. Intensification on the site makes sense, they say -- it's an efficient use of land and infrastructure, and is in an ar- ea that is walkable and well served by transit. Three Grand River Transit bus routes run nearby, and the Allen Street light rail station is 180 metres away. They also say the proposal fits with city goals to create a "complete" commu- nity, with a combination of residential and commercial uses in the uptown core of Waterloo, since there are shops and workplaces within walking distance of the property. "The proposed development will con- tribute to a healthy, livable and safe community by contributing an appro- priate mix of land uses" in uptown, the staff report to council says. The city is also asking the developer to put in a pedestrian walkway connect- ing Heritage Green, a park next to the proposed redevelopment, to the historic pumping station on William Street. The developer scaled back its plans slightly, having originally applied to build a nine-storey building with 36 res- idential units.
