Application in Conjunction: N/A EXPLANATORY NOTE 9 By-law No. 08-028 amends By-law No. 1418, being a Zoning By-law controlling land use development within the City of Waterloo. The purpose ofthe by-law is to amend By-law No. 1418 to rezone the "Subject Proper- ty" shown on the attached KEY MAP from Medium Density 'MD' to Medium Density 'MD' with special provisions. The By-law will provide for the develop- ment ofa proposed Nursing Home, Senior Citizens or Convalescent Home. Paragraph 1 Rezones the lands from Medium Density "MD" to Medium Density "MD" with special provi- sions to permit a Nursing Home, Senior Citizens or Convalescent Home, with the following regulations: i. The maximum height of any building shall not exceed 17 metres; ii. The maximum number of storeys shall not exceed 4; iii. The minimum landscaped open space area shall be 30% of the lot area; iv. "Building Line Setback" - No building or part of a building shall be less than 7.5 metres from the street line, except where any wall of a _ building facing the street does not contain win- dows to a habitable room, there shall be a mini- mum yard of 4.5 metres; v. "Yard adjacent to an abutting property bound- ary other than the building line setback" - no building or part of a building shall have a yard abutting a property boundary of less than 9.0 metres; vi.
