M present. based on anticipated project costs and forecasts. there is the apparent need for substantial residenâ€" tial and nonâ€"residential Development Charge rate increases, beyond the annual increase to be implemented on January 1. 2006. It is anticipated residential Development Charges could increase approximately 45% {(from $6500 today for a single detached unit to approximately $9500.) while nonâ€"residential charges could increase approvimately 70% (from $18.24 per sq. m. today to approximately $31.00). Stail antrcipates finalizing the Background Studs and Baâ€"law caris in 2006. This wall involve making the Background Study and Bs â€"hiw asailable for review and the holding of a Public Meeting. at which members of the public may make representations to City Council. Until the Background Study is complete. it is not possible to definitively determine the new proposed Development Charge rates. t is anticipated the new Development Charges wili be in effect on at about March 1. 20(6..
