Ayers, City Clerk, City of Waterloo EXPLANATORY NOTE Application in Conjunction: Official Plan Amendment No. 45 Byâ€"law No. 99â€"122 amends Byâ€"law No. 1418, being a Zoning Byâ€"law controlling land use development within the City of Waterloo. The purpose of the Byâ€"law is to rezone the lands shown on the attached Key Map from General Residence ‘GR‘ to General Residence ‘GR‘ with site specific provisions. The proposed site specific provisions would allow for the development of a health practitioner office on the subject property Paragraph 1 of the Byâ€"law amends the zoning to allow for the development of a health practitioner office. The use of the health practitioner office will be restricted to two (2} chiropractors and two (2) registered massage therapists and a maximum of two (2) support staff. The upper floor will be used only for resiâ€" dential purposes. The practitioners do not have to reside in the structure and one hundred percent of the ground floor may be used for the health practitionâ€" er‘s office. Paragraph 2 of the Byâ€"law limits the mainfloor area to a maximum of one hunâ€" dred and eight six (186) square metres. Paragraph 3 of the Byâ€"law required that a new building meet the requirements of Section 15.7 of the Byâ€"law and that there be 12 parking spaces and a 10.5 metre front yard setback.
