y l i o i t e n n Application in Conjunction: Plan of Subdivision 30Tâ€"95008 Byâ€"law No. 98â€"22 amends Byâ€"law Nos. 878A and 1418, being Zoning Byâ€"laws controlling land use development within the City of Waterloo. The purpose of the Byâ€"law is to rezone the lands shown on the Key Map from Agriculture ‘A‘ to a variety of zones permitting residential and open space use. This will permit development of a plan of subdivision that could contain 25 single detached lots, as well as lands for storm water management purposes and open space. Paragraph 1 of the Byâ€"law removes certain lands from the control of Byâ€"law 878A, the former Township of Waterloo byâ€"law and places the lands under the control of Byâ€"law 1418, a Zoning Byâ€"law controlling urban land uses in the City. Paragraph 2 of the Byâ€"law rezones a portion of the lands from Agriculture ‘A‘ to Single Residence Two ‘SR2‘ to permit the development of single detached units. Paragraph 2 also: a) provides setback distances from the future University Avenue; b) provides a lot frontage relief for a specific lot in the plan of subdivision. Paragraph 3 of the Byâ€"law rezones a portion of the land from Agriculture ‘A‘ to Semiâ€"Detached ‘SD‘ to permit the development, and; a) requires that only single detached dwellings be permitted. Paragraph 4 of the Byâ€"law rezones a portion of the lands from Agriculture ‘A‘ to Green Two ‘GZ‘ to permit the development of a storm water management facility and some open space areas.
