The purpose of the byâ€"law is to rezone the lands shown on the Key Map from Industrial ‘I‘ to General Residence ‘GR‘ and Medium Density Two ‘MDâ€"2‘ with special provisions to permit a nursing home, a reduced parking requirement for a seniors apartment building, reduced side yard requirement and reduced landscaped open space requirement for a seniors apartment building. As well a Special Policy Area has been identified that would allow ancillary commercial uses with a limited individual and total floor area. A freestanding office building limited to 4,645 sq.m. (50,000 sq. ft.) and a pharmaceutical dispensary would also be permitted. A height limit for a portion of the lands is also included. These regulations would allow the development of a seniors retirement village or similar residential use.
