Trillium Estates Limited has referred for consideration the City's Official Plan and zoning by-law as it applies to their lands located on the east side of Erbsville Road at the intersection of Erbsville Road and the proposed extension of Beaver Creek Road, approximately 1.5 km north of Columbia Street. These lands are currently zoned Agriculture A', The owners are requesting a Commercial designation and corresponding zoning to permit a neighbourhood shopping ITEM (2) - EXPLANATORY NOTE FOR ONTARIO MUNICIPAL BOARD HEARING IN THE MATTER OF Section 17(11) ofthe IllarmiagNL1983 AND IN THE MATTER OF a referral to this Board by the Regional Municipality of Waterloo on request of the following for consideration of certain portions of the Official Plan for the City of Waterloo: 1. Werner Brurnmund, Erbsville Road Developments, Clair Hills Developments Christiane Kahlen, 913797 Ontario Inc, Louise Puopolo, Waterloo Chase (1989) Inc. and 413616 Ontario United, for consideration of Policy 6.18.1; and by, 2. ONTARIO MUNICIPAL BOARD Christiane Kahlen and others have referred for consideration the "Open Space" and the deferral as shown on Schedule 'A' of the omeial Plan and the Environmentally Sensitive Policy Area' and 'One Zone Floodplain' designations as shown on Schedule B' of the official Plan. The parties also have referred for consideration the Official Plan as it relates to the requirement of a Master Drainage Plan and the goal that increased flows cannot negatively impact on existing conditions for certain lands downstream on Laurel Creek. These matters apply to their lands on the west side of the City, generally located on the west side of Erbsville Road. The lands are currently zoned Agriculture A'. The paper presents an overall land use concept or vision for the entire west side area (including mm mercial land use) and also addresses individual properties which will be the subject of an Ontario Municipal Board Hearing beginning on October 25th (see Key Map). At this meeting, Council will not be making any final decmons on the lands being addressed by the Ontario Mununpal Board _ rather, they will be establishing an ofrseial City position or opinion on these lands which will be presented to the Ontario Mummpal Board at the Hearing. It will be the Ontario Municipal Board that will make final decisions on these lands. The desugnatron of the remainder of the west side lands (see Key Map) Will be addressed at future Council meetings The City of Waterloo TitWic and Parking By-Law does not allow overnight parking on City streets, PART V - PARKING AND STOPPING RESTRIC. TlONS states that "unless otherwise permitted m this by-law. no person shall at any time, park a vehicle on any highway between the hours of 2 30 an. and 6:00 am." The City of Waterloo Ttame and Parking By-law also resincts parking on all City streets to a maximum of three (3) consecutive hours. Streets located in the core of Waterloo have either a one or two hour parking restriction. and are posted as such Signage advertising these restrictions are located along the mam streets entering the City of Waterloo.
