The last stage of the secondary plan process has arrived. All property owners in the central residential area recently received a copy of the reâ€"zoning byâ€"law (No. 78â€"153) which is designed to implement the secondary plan. The main purpose of the bylaw is to provide stability for the residential neighbourhoods. This is done by providing zoning which will encourage the continued existence of the houses, and which will discourage the replacement of the houses with buildings which will materially change the character of the These zoning improvements are desirable for several reasons. The removal of the threat that a part of a neighbourhood may be torn down, means that homeowners need not fear that a part of their neighbourhood may disappear, and they therefore need not be discouraged from maintaining their properties. Since there will now be an incentive for homeowners to maintain their own properties, there will be less chance of your neighbour not maintaining his. Thus entire neighbourhoods can be retained, and perhaps even improved. Well maintained neighbourhoods result in higher property values. Instead of hoping to sell to a developer who wants to get the land as cheaply as possible, and to whom the house is an impediment, one will be in the positign of selling a desirable _ HouRrs 18 CHARLES ST w _ KITCHENER mONDAYâ€"SATURDAY 10â€"5:30 P.M between ONTARIO and GAUKEL St FRIDAY 10â€"9 P.M. § 744â€"5561 T pENMAN§ _ FACTORY OUTLET STORES Mon. to Sat. An attractive, well built house in a quality area is always easier to sell. If you are not planning on selling, the reâ€"zoning should improve the chances that your neighbourhood will retain its attractive character over the longer term, so that you can relax and enjoy it. We urge you to read the bylaw, to see what uses will be permitted to your neighbourhood. Study the attached map. It will show you what your surrounding zoning will be, as well as your own. It will also show you if any part of your neighbourhood is not receiving a zoning improvement. If you feel that your neighbourhood will be improved by this rezoning, we ask you to write to Mr. R.C. Keeling, City Clerk, City Hall, Waterloo, expressing support for the bylaw. If you wish to follow any further developments, ask that you be informed if there is to be a hearing on the reâ€"zoning. If objections are received, as there almost certainly will be, an OMB hearing would be required. The outcome of such a hearing could affect your property, so the hearing is also of interest and The Heaven on Earth Learning Centre is accepting preâ€" registration for an introductory Spanish course for traâ€" vellers.
