Ontario At the present time most of the subject property is zoned "Suburban" 1St which would not permit the proposed' development. With respect to the commercial and multiple family blocks. the existing zoning would permit the proposed uses to de- velop only to a depth of 190 feet from Erb Street. The rear 180 feet would require rezoning. The developer therefore requests that the rear lands of the commercial block be zoned'-Generat Residence (GR I. the rear lands of the multiple family block be zoned “General Business" ICE! and the single family lots be Zoned “Single Residence One A" (SRIA i. As the existing use was established prior to Zoning and Official Plan controls. the use may continue in its present state. However, relief from both the Zoning By- Law and Official Plan will be required if the applicant is to be permitted to expand his business. f The applicanCs plan proposes two access roads from Erb Street. There would be no access to University Avenue Extension. The City of Waterloo has been requested to amend the Official Plan to permit a "Residential" subdivision on the north side of Northfield Drive, west of Weber Street North. The area involved is approximately 325 acres. Subdivision plans have not been prepared to date. However. if the City approves the application for the Official Plan, detailed plans would be required before proceeding with amen'dments to the Zoning By-Law. The Zoning By-Law designates the subject land as "General Business" (GB). The Official Plan designates the area, west of the railway tracks. as 'Residential'. 3. 8:30 p.m. _ RE: ZONE CHANGE APPLICATION TO IMPLEMENT DRAFT PLAN OF SUBDIVISION - S/S ERB STREET WEST The applicant proposes to develop a 32.6 acre residential subdivision comprising 138 single family lots. a one acre commercial block and a 1.25 (approximately! acre multiple family block.
