At the present time most of the subject property is zoned "Suburban" which would not permit the proposed development. With respect to the commercial and multiple family blocks, the existing zoning would permit the proposed uses to develop only to a depth of 190 feet from Erb Street. The rear 180 feet would require a rezoning. The developer therefore requests that the rear lands of the commercial block be zoned "General Business' the rear lands of the multiple family block be zoned "General Residence" and the single family lots be zoned "Single Residence one-A", These public meetings are being held for the purpose of providing information and obtaining the participation and co-operation of all citizens in determining the solu- tion of problems or matters affecting the development of the planning area. Notices have been mailed directly to those in each subject area and ratepayers residing with- in 400 feet of each subject area. Zoning By-Laws, proposed amendments and preliminary plans may be inspected between the hours of 8:30 am. and 4:45 pm, Monday to Friday in the Office of the Planning Department, 3rd floor Marsland Centre, 20 Erb Street West, Waterloo. Ontario. D.F. Preston City Clerk City of Waterloo The applicant proposes to obtain temporary access from Alexandra Avenue until adjacent lands to the east are subdivided. When the adjacent lands are developed, the applicant proposes that the temporary access be closed and permanent access be provided to Erb Street. ' ' The applicant proposes to develop a 32 acre residential subdivision comprising 138 single family lots, a one acre commercial block and a 1.25 (approximately i acre mul- tiple family block. Until January Ist of this year, most of the subject land was within the Township of Waterloo and had never been designated on an Official Plan. The Zoning By-Law had, however, designated the property as "Agricultural". Before this subdivision can pro- ceed, it will be necessary for City Council to approve an Official Plan Amendment and designate the property as "Residential". It will also be necessary to amend the Zoning By-Law from "Agricultural" to single family, multi-family and open space zones. The proposed plan and zoning schedule can be examined in the Planning De- partment. 3. 8:30 pan. - RE: ZONE CHANGE APPLICATION TO IMPLEMENT DRAFT PLAN OF SUBDIVISION - SOUTH SIDE OF ERB STREET WEST The City of Waterloo has been requested to ammend its Zoning By-Law to imple- ment a draft plan of subdivision proposed on the south side of Erb Street West, west of University Avenue Extension. _ The applicant proposes to erect two three-storey buildings comprising of " town- house units and twenty-eight apartment units.
