Registry Office at Hamilton County of Northumberland] I do herby certify that a memorial of the within Indenture of Bargain and Sale from John Tucker Williams Esquire to John Wilder was (?) duly registered this twenty sixth day of September in the year of our Lord one thousand eight hundred and twenty five memorial number one thousand two hundred and seventy nine on the oath of Benjamin Matthews as (?) the said Instruments

This Indenture, made the Port Hope in the county of Durham in the District of Newcastle and Province of Upper Canada, on the seventh day of September in the year of our Lord one thousand eight hundred and twenty five BETWEEN John Tucker William of Port Hope aforesaid Esquire of the one part, and John Wilder of the township of Hamilton in the District and Province aforesaid, yeoman of the other part, WITNESSETH: that the said John Tucker Williams for and in consideration of the sum of one hundred pounds of lawful money of Upper Canada to him in hand paid by the said John Wilder the receipt whereof is hereby acknowledged, Hath granted, bargained, sold, aliened, transferred, conveyed and confirmed and by these presents Doth grant, bargain, sell, alien, transfer, convey and confirm unto the said John Wilder his heirs and assigns, FOR EVER all and singular that certain parcel or tract of Land and premises, situate lying and being in the township of Hamilton in the county of Northumberland in the District of Newcastle and province aforesaid, containing, by admeasurement, on acre be the same more of less, being composed of part of lot thirty three aforesaid, and butted and bounded, or may be otherwise known, as follows—that is to say: commencing at the south west angle of lot number thirty three then north sixteen degrees west (?) the lands between the lots Nu Thirty Three and Thirty Four. Fourteen (?) on the north side of the road parallel between York and Kingston then south eighty degrees east one chain for one allowance for road to the place of beginning to where a post has been planted. Then north sixteen degrees west three chains seventeen links where a post has been planted. Then north eighty degrees east three chains seventeen links then south sixteen degrees east three chains seventeen links then south eighty degrees west three chains seventeen links to the place of beginning TOGETHER with all houses, out houses, woods, and waters, thereon erected lying and being; the reversion and reversions, remainder and remainders, rents, issues, and profits thereof; and all the estate, right, title, interest, claim, property and demand whatsoever, either at law or in equity of him the said John Tucker Williams of, in, to, or out, of the same, and every part and parcel thereof: TO HAVE AND TO HOLD the said parcel of tract of land and premises, free and clear of all incumbrances, to the said John Wilder his heirs and assigns; to the sole and proper use, benefit, and behoof, of the said John Wilder his heirs and assigns, FOR EVER under the reservations, limitations, and conditions expressed in the original grant from the Crown. AND the said John Tucker Williams for himself and his heirs, executors, and administrators, Duly covenants, promise, and agree, to and with the said John Wider his heirs and assigns, by these presents, that the said John Tucker Williams now, at the time of sealing and execution of these presents, is, and stands lawfully and rightfully seized of or well and sufficiently entitled to, all the singular the said parcel or tract of land and premises, hereby granted, bargained, and sold, or intended so to be, and of every part and parcel thereof, with the appurtenances, of or for, a good, sure, perfect, lawful estate of inheritance, in fee simple, without any manner of condition, contingent, proviso, power of limitation, or new or other use or uses, or other restraint, or matter, or thing whatsoever, to alter, charge, change, determine, defeat, and make void, the same. AND also that he the said John Tucker Williams now, at the time of the sealing and execution of these presents he in himself good right, full power, and absolute authority, to grant, bargain, sell, and assure, the said premises, and every part and parcel thereof, with their and every of their appurtenances, unto and to the use of the said John Wilder his heirs and assigns, for ever, according to the true intent and meaning of these presents. AND further, that it shall and may be lawful to and for the said John Wilder and his heirs and assigns, from time to time and at all times hereafter, peaceably and quietly to enter into, have, hold, occupy, possess, and enjoy, the said granted premises, and every part and parcel thereof, with their appurtenances without the lawful let, hindrance, molestation, interruption, or denial whatsoever, of him the said John Tucker Williams or his heirs, or any other person or persons whatsoever, lawfully claiming, or who shall or may hereafter claim, estate, right, title, trust, or interests, of , in, or to, the same, or any part or parcel thereof, by, from, or under him them, or any or either of them; and that free and clear, and freely and clearly, and absolutely acquitted, exonerated, and discharged or otherwise well and sufficiently saved harmless, and kept indemnified, by the said John Tucker Williams his heirs, executors, and administrators of, from, and against, all , and all manner of former and other gifts, grants, bargains, sales, mortgages, jointures, dowers, uses, entails, acts, arrears of rent, statutes, recognizances, judgments, titles, charges, and incumbrances whatsoever, had, made, done, committed, or suffered, by him the said John Tucker Williams or any other person or person, or by, through, or with he their or any of their, acts, means, procurement, consent, or privity. AND moreover, that he the said John Tucker William and his heirs, and all and every person and persons whomsoever , claiming, or who shall or may at any time, or hereafter have, or lawfully claim, any estate, right, title, trust, or interest, at law or in equity, of, into, or out, of the said LANDS, TENEMENTS, AND HEREDITAMENTS, shall and will, at all times hereafter upon the reasonable request, and at the proper costs and charges of the said John Wilder his heirs and assigns, make, do, and execute, all and such other act and acts, devices, conveyances, and assurances, in the LAW whatsoever, for the further, better, and more perfect conveying and assuring the said premises herby granted, bargained, and sold, or intended so to be, and every part and parcel thereof, unto the said John Wilder his heris and assigns, as by the said John Wilder his or their counsel, leaned in the Law, shall be reasonably devised, advised or required.
IN WITNESS WHEROE, the parties to these presents have hereunto set their hands and seals, the day and year first herein written.
